Le Farmhouse Stay 2026

Terms and Conditions

​Article 1/ General Contract Terms

  • These Terms and Conditions form the basis of the rental agreement ("Contract") between the Owners, David Schacht and David Dunleavy (“Owners”) through the Company - David Schacht, Enterprise Individuelle, and the Client (“Guests”) for a 5-night bed & breakfast stay ("chambre d'hôtes") at Le Farmhouse, located in Provence, France. The primary client responsible for making the booking must ensure Le Farmhouse Stay Terms & Conditions is shared with all members of their booking party ("Guests") prior to making a deposit and prior to arrival.  

  • When making a booking and paying a deposit for yourself and/or on behalf of all members of your booking party, you are confirming that you have sent all members of your booking party notification of these terms and conditions and that each party member is willing to adhere to all the Terms and Conditions as set out by the Owners.

Article 2/ Reservation and Payment

  • Reservation Confirmation: A reservation is confirmed by email from the Owners upon receipt of a non-refundable deposit of 50% of the total cost. The remaining balanceis due 30 days before the check-in date.

  • Payment Terms: Payment can be made by either credit card (via email secure link) or wire transfer. First payment (50% of the total cost, non-refundable) is due to confirm the booking, and the second payment (50% of the total cost, non-refundable) plus applicable taxes is due 30 days before arrival. 

  • Value Added Taxes (VAT) taxes. Prices are subject to French VAT, applied in accordance with regulations applicable to chambres d’hôtes. Unless otherwise stated, accommodation and hospitality services are subject to the reduced VAT rate of 10%. Any services or goods subject to a different VAT rate, where applicable, will be treated in accordance with French tax law. 

  • Tourist tax. The tourist tax is a local tax that the customer must pay to the owner, who then transfers it to the public treasury. This will be itemized in the booking confirmation email and payment invoice. As of December 2025 this tax is 0,88 euros per person per night (less than 5 euros per person) and will be added to your final invoice.​​

Article 3/ Cancellations and Refunds​

  • Guest Cancellation: If the Guest cancels the reservation for any reason, the following cancellation policy applies: 

    • 30 Days or More Before Check-In: The Guests will forfeit 50% of the total cost, which constitutes the entire amount of the first payment made.

    • Less Than 30 Days Before Check-In: The Guests will forfeit 100% of the total cost, which includes both payments made.

    • By completing the booking application and agreeing to these Terms & Conditions, the Guests acknowledge that they understand and accept the cancellation policy. The Guests further understand and agree that it is strongly recommended to secure personal travel insurance to cover any potential losses.

  • Owner Cancellation: In the unlikely event that the Owners must cancel the reservation, the Guests will receive a full refund of any payments made. The Owners are not liable for any other expenses incurred by the Guests, including but not limited to airfare, car rental, train travel, or alternative accommodation arrangements.

Article 4/ Date Changes

Changes to the booking dates are not allowed unless agreed upon in writing by the Owners.

Article 5/ Stay Duration and Schedule

  • Rental Period. The rental period is for 5 nights, from Wednesday at 3:00 pm CET to Monday at 11:00 am CET (unless otherwise stated in the reservation). Early check-in and late check-out can be discussed with the owners.

  • Length of Stay. Under no circumstances may the Guests who acknowledge these Terms & Conditions for a fixed-term 5-night bed and breakfast stay claim any right to remain in the premises.

 

Article 6/ Check-In and Check-Out

  • Arrival: Guests are welcomed from 2:00 pm CET on date of arrival. Please arrange your estimated arrival time (flight and train #) with the Owners in advance to ensure a smooth arrival and transportation pick-up.

  • Departure: Guests must depart the property by 11:00 am CET on Monday. Owners will coordinate with guests for transportation to airport or train station.

Article 7/ Use and Care of the Property 

  • Occupancy Limit. The number of persons occupying the Property shall not exceed the maximum number specified in the listing. Names of the guests staying in the property must be shared in the application form or a list must be emailed to the Owners prior to the beginning of the rental period.  

  • Non-commercial use. The Property will be used for personal and domestic purposes only. The Property shall not be used for any commercial purposes.  

  • Non-reassignable. This Contract may not be assigned or the property cannot be sublet or be rented to a third party. Subletting is prohibited, even if no charge is made, under penalty of termination, with the Owners having the right to retain the full amount of Rent paid.  

  • No Pets Policy.  Guests' pets are not allowed on the property.

  • No Smoking Policy. The property is a non-smoking Property. Any Guest found in violation of this policy could be subject to an immediate termination of the Contract, and Guests will not be entitled a refund of the Rent.   

  • Reasonable and proper care. Guests shall take all reasonable and proper care of the Property and its furniture, pictures, fittings and effects and leave them in the same state of repair and condition and same clean and tidy condition at the end of the Rental Period as at it was at the beginning of the Rental Period.  

  • Damage and Loss. The Guests are legally responsible to reimburse the Owners for any breakage or damage to the Property that shall be notified by the Guests to the Owners as soon as possible prior to departure.  Guests shall inform the Owners  immediately in the event of any problem requiring urgent maintenance, such as water leak or drain failure.  

  • Failure to observe terms and conditions. The Owners reserve the right to refuse entry to the entire party if these usage conditions are not observed. The Owners and Agents may require early termination of the rental if more than the maximum amount of guests are staying in the property at one time or if the Clients and Guests fail to observe any of the conditions of this Contract.

Article 8/ Accessibility

Please note that Le Farmhouse includes multiple stairs and steps, as well as uneven terrain and gravel pathways in the entrance and garden areas. Guests with limited mobility or specific accessibility needs should consider these limitations before booking.

Article 9/ Liability and Insurance

The Owners are not liable for any accidents, injuries, or illness that occurs on the premises. Guests are responsible for their own personal, health and travel insurance to cover cancellations, medical expenses, and personal liability during their stay.

Article 10/ Personal Belongings

The Owners are not responsible for the loss of personal belongings or valuables. Guests are advised to take appropriate care of their belongings. Lock boxes are available in each bedroom for guest use.

Article 11/ Data Privacy

The Owners are committed to protecting your personal data in compliance with the EU’s General Data Protection Regulation (GDPR). We collect only the information necessary for managing your booking, including contact details, booking information, and, if applicable, payment details, which are processed securely through third-party providers. We may use your data to communicate about your stay and, with your consent, to send promotional updates. Your data will not be shared with any third parties except essential service providers or as required by law. You have the right to access, correct, delete, or restrict your data. For any data privacy inquiries, please contact us directly. By confirming your reservation, you acknowledge and agree to our data privacy practices.

 

Article 12/ Force Majeure

The Owners are not responsible for delays or cancellations due to events outside their control, including but not limited to natural disasters, extreme weather, or government restrictions. In such cases, rescheduling options may be considered.

Article 13/ Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of France. Any disputes arising from this agreement will be subject to the exclusive jurisdiction of the French courts.
